I receive a letter from the county regarding an MSBU (Municipal Service Benefit Unit ).
WHAT IS IT? A geographic area within the county, created by ordinance and defined by specific boundaries, through which particular services are provided. Some examples are: road & drainage maintenance, waterway dredging, storm-water utility, fire protection or sanitation service. The one you received was spear-headed by a group of property owners desiring to receive road maintenance from the county for the dirt roads of Big Tree Lakes. This was not a POA initiative.
Does the POA maintain the roads now?
YES, quarterly on average, weather occasionally prolongs the timing in sections A, B, C and SSE.
The POA is in the process of attempting to Revitalize, allowing us to guarantee a future and ensuring that the 21+ miles of roads will be graded quarterly / with repairs as needed and the parks (5 ) maintained as our budget will allow at $78.35 per lot per year. However, if we are unsuccessful at Revitalization, the POA might not be able to guarantee these services for very long.
The MSBU was not successful in Big Tree within any section. At this time the POA, is your only option for an organized entity in which maintains the roads which can be planned and executed. We are a fully operational 501C with a fully operating volunteer board who cares about this community. We hope you can join us in this effort to revitalize as we want to continue to maintain Big Tree's Roads and Parks..
UPDATE - 04/30/20: At the Commissioners meeting they reported the MSBU was overwhelmingly voted down by the property owners of Big Tree Lakes POA . The POA is now the only option to maintain 21+ miles of roads within Big Tree. We need your assessments to continue our efforts and ensure BTL is maintained for years to come!
UPDATE-10/30/2020: Road Services have been suspended on County Owned Roads in Section A, B, and SSE. Section C which is Owned by BTLPOA will continue to get quarterly grading.
Please see the Letter attached in this section from the county submitting the results.
We have received inquires regarding the use of the office building for birthday parties or unofficial use of property owners to meet however the current office building has not been used for these types of unofficial events, only official office work. Additionally, opening the area which contains official property owners records to unsupervised access endangers the continuity of those records. Those records should be relocated and in a secured location in the event the Association desired to convert this area for use in an unofficial way. Liabilities for unofficial use of this building would require additional insurance for these events which has not been carried by BTLPOA, procedures for unofficial events including wavers and maintenance deposits; all of which have not been adopted by any BTLPOA Boards. At this time the Office will NOT be available for anything other than official use only.
